In stage of nowadays civilization development, further cities districts became accessible easier because of transport and technologies progress and processes of globalization, since then new factors started influence on the development of the cities. The accessibility of transport means and the expansion of cities limits give opportunities to improve citizens’ residential environment, to expand areas of green spaces and water. It is often noted (when assessing quality of citizens’ life), that natural element of nature, such as trees and water, make cities to be more sustainable and attractive and quality of life - to be more healthy and with higher quality. The development of technologies slowly changes people consciousness, priorities and assessment of life quality. Changeable concept of “prestigious apartment” reflects on changes in estate prices. Estate prices are one of the main criteria’s, reflecting level of economical development and quality of life in cities and districts. The results of late year’s researches show that near well known classical ecological characteristics of green spaces (stopping the dust, cleaning the air) they also have significant social effect. It is tested, that green spaces reduce habitants stresses, influence restfully, reduce aggressiveness, improve communication between neighbors and consolidate the communities. It is necessary to assess the fact (when looking into estate prices in cities) that structure of city isn’t homogeneous. The city is composed of separate residential districts, which usually have some common characteristics: intensity of distriet built up level, number of worlcing places, distance from city centre, extent of green spaces and etc. There was designed empirical model of correlation - regression when seeking to estimate influence of different factors on estimate market in separate districts and the method of clusters was used when identifying general group of cities districts. In Vilnius case residential districts are divided into three clusters, which are significantly different with their housing price and quantity of green spaces belonging to one habitant, There were conclusions formulated in accordance with mathematical statistical analysis.
